GENERAL TERMS AND CONDITIONS (GTC)

VAFranziska Reimann – Holiday Apartment Management Calabria

§1 Scope

These terms and conditions apply to all services of
feworeimann – Holiday apartment management Calabria, owner: Franziska Reimann, based in Italy.
They apply to all contracts with owners of holiday apartments and villas.

§2 Scope of Services

VAFranziska Reimann offers services in the field of holiday apartment management, in particular:

Guest services (check-in / check-out)
Cleaning & Property Maintenance
Key service & property inspections
Rental assistance & platform management (e.g. Airbnb, Booking.com)
Organization of repairs & craft services
Official procedures (e.g. CIR, CIN, IMU)

The specific scope of services is determined by the individual agreement with the owner.

§3 Obligations of the owner

The owner undertakes:

to provide correct information about the property
to ensure access to the property
to meet all legal requirements for renting

feworeimann accepts no liability for incorrect or incomplete information provided by the owner.

§4 Remuneration

The remuneration is based on the individually agreed price list or the contract.
Additional services (e.g. special trips, emergencies, coordination of tradespeople) may be charged separately.

§5 Liability

feworeimann is only liable in cases of intentional or grossly negligent conduct.
No liability is accepted for damage caused by guests, force majeure or third parties.

§6 Contract Duration & Termination

The contract can be terminated by either party, provided the agreed notice period is observed.
The right to terminate the contract without notice for good cause remains unaffected.

§7 Final Provisions

The law of the Italian Republic applies.
The place of jurisdiction is – insofar as permissible – the company's registered office.

Should any provision be invalid, the validity of the remaining provisions shall remain unaffected.
